Since it's manifestos week and all the parties present their manifestos to the public, let's see what they say about the urgently needed leasehold reform:

Labour states:

"Labour will also take decisive action to improve building safety, including through regulation, to ensure we never again see a repeat of the Grenfell fire. We will review how to better protect leaseholders from costs and take steps to accelerate the pace of remediation across the country. We ...

The Leasehold and Freehold Reform Act is now a law. Let's see what it has for us:

  • Allowing for lease terms to be extended by 990 years for both houses and flats.
  • Elimination of the two-year ownership requirement for leaseholders wishing to extend their lease or purchase their freehold. This opens up enfranchisement options to a wider class of tenants.
  • Making it cheaper for tenants to buy their freehold by requiring each side to pay their own c...

The government has published the Commonhold White Paper on 03 Mar 2025.

Key changes:

  • Commonhold, a radical improvement on leasehold ownership, will be reinvigorated under major reforms
  • New leasehold flats to be banned as the government takes steps to honour its manifesto commitment to ensure commonhold becomes the default tenure
  • Major change will give homeowners a stake in the ownership of their buildings and will hand them more power, control...

In late November 2024, the government has pledged to overhaul the leasehold system in England and Wales by the end of the current Parliament, moving towards commonhold ownership. Leaseholders currently face high ground rents and service charges, with some trapped in exploitative arrangements.

Many thanks to the Guardian for featuring my fellow leaseholders and I in the leasehold nightmare challenges we found ourselves over the last 6 years. In this nightmare we have had everything - from low quality construction to fraudulent freeholder, incompetent managing agents who couldn’t care less, to even violence by the freeholder against a leaseholder. The managing agents (being paid with the leaseholders’ money but employed by the freeholder ) run deliberate maladminist...

I am sharing my experience on the Abolish Leasehold website, I aim to highlight the real and often hidden abuse that leaseholders can endure at the hands of unscrupulous freeholders.

The year is 2020. A little-known company called The Old House Group – a one-man show run by Nasser Alanizy – buys the freehold of a 7-storey modular building in NW London named Mar House. The purpose of this acquisition is to build two new floors (allowed wi...

Mar House, a 7-storey building with nearly 100 flats in North West London, serves as a stark example of the flaws inherent in the current leasehold system. The building has experienced a cascade of systemic issues: from maladministration and questionable financial practices to outright legal violations. Leaseholders faced exaggerated service charge demands, with some bills reaching an astonishing £99,000 per annum per flat. The building’s balance sheets inaccurately claim millions...
